One month left. What to do?
 
The rent lease is up at the end of august at my apartment.:) I for one am sick as hell living in an apartment. I have lived in three apartments within the last five years, and it's time to move into a real house, but I don't have the money to buy, so I would still be renting. But lord knows how much I need out of here. The biggest reason for me wanting to move into a house is because I need a real garage that I can work in.

Here's the but...[:'(]

My current roommate is one of those guys who fears change, fears taking chances, and fears anything new and different. He loves being in a stagnant comfort zone where he can do the same thing every day.[>:] (Even if he is miserable doing it, like the job he always bitches about, but will never quit.) The guy is extremely habitual. I would even venture to say he has become somewhat Obsessive Compulsive throughout the years. I'm sure he would probably be content living in this same apartment until the day he dies. (May not be that long though with all the junk food he eats.) Earlier this year, when I brought up the idea of moving into a house after the lease was up, he immediately became very defensive about living here, and came up with a ton of lame excuses to not move. The one I liked best was that he finally got his room set up the way he likes it. I know moving is never that fun, but we're only talking about an apartment's worth of items here.:eek: The guy has also been one of my best friends since middle school, so I would feel kinda bad about just ditching him. But I may not have any other choice if he is unable to make a change.

Problem two is that I really can't think of anybody else at the moment that would be in a position to move into a house with me to share the rent. I'm not crazy about the idea of putting a "roommate wanted" ad in the paper. I don't want some freak moving in with me.[:o] Another problem I have is that my current roommate is a total slob, and I have a really hard time dealing with slobs. If, and/or when I move into a house I want the place to stay clean! And I just don't think this guy is capable of that. So I guess where I'm getting at is I pretty much need a new roommate, but can't find one.:(

Suck it up and save your cash all this year, prices are dropping and they will be lower next year. If you are a first time buyer, there are finance opportunities for you and with the sluggish market, you will be looking good.

You have to make a sacrifice and Save Your Money. You cannot feel bad about ditching your roommate, if he is not will to move forward then do not let him or her drag you down.

Seriously though, Notstock has given you some good advice. If you can't wait, make sure you shop around for the best financing possible, and buy a good house below value. In a few years you will have a ton of equity built up and you can sit on it or sell the house and buy a better one with the money you made from house#1. If oyu are going to be poor,be house-poor. Itshould pay off in the long run.

Almost forgot...if you don't mind doing some work, check out your local sherriffs auction and you might be able to find a great deal.

Actually, the first apartment I lived in, my roommate was a chick. In fact, she was a really HOT chick! She even had a modeling gig for a while. But she turned out to be an absolute nightmare to live with. I mean, there where probably homes ravaged by hurricane Katrina that were left in better shape than this bitches room. After she ruined her room, she then started sleeping in the living room, and ruined that too. She had two cats, and never (I mean NEVER) cleaned out the cat box. Those cats started crapping and pissing in the corners of her room after the box was full. The place smelled awful! Living there was one of the most depressing times of my life.
Oh, and there never were any sex privalages either. She was a real dirty hoe anyway.

Lose the roommate. He is not ready to grow and move up in life, he's gotta go. Doesn't mean lose the friend, but you are growing and he is not. It's nice to hear that there are still guys out there that care about a neat place too btw. Not sure of the home market in your area, but a 1st time buyer would be a better option for you than renting. Again, renting, like an apartment, you have no equity. Sounds like you are ready to move on to the next stage in your life, that of a homeowner, and renting will not get you anything. What happens when the owner decides to sell the place and you have 30-60 days to re-locate? Not a good scenario imo. A female roommate may not be the way to go either. Speaking from a females perspective, her idea of "roommate" may not be your idea. If you have not lived with a woman, we can bedifficult at certaintimes (;)). I think living by yourself is good, especially since you have had several years with someone that does not live the way you like to live. I think maybe you should talk to a realtorjust to get some ideas and toss them around. If you rent a house, I still say don't rent itwith this same guy, he will make things difficult to undo, once youdecide to move into your home for real.

Very wise words.;) I would like to own, but as of now, I don't have very much money saved up for a down payment. I think a couple more years paying rent with the help of a roommate would at least afford me time to start saving up. I'm sure a cleaner roommate would be great, but if I can't find anybody then I'm stuck with what I got.

What about moving into a 1 bedroom or a loft type apartment? This guy sounds like a walking health hazzard. If you are concerned enough about his living ethics to consult us, you sound like you are at the end of your rope and anymore "togetherness" might cause a crack in your friendship. Man, too bad you aren't here, I would have the perfect person for you

Ha ha. That's a good one. Seriously though bro, that's some really good advice you were given... and if you don't follow the recommendations, you lose your right to bitch! No, but seriously, this is something that nobody can really tell you what to do. Just listen to the advice, think it over, and find the path that best suits you. A rundown house is still better to live in than an apartment, IMHO.

Just get pre approved and see what will work for you. Get a house, prolly only $3500 for a down.
